Bang for Your Buck Home Repairs to do Before you List

Updated: Nov 8, 2022

Home Repairs With the Best ROI

If you're selling your home, you want to get the best possible return on investment. To do that, you need to focus on home repairs that will have the biggest impact on potential buyers. Here are a few home repair projects that are worth your time and money:

1. Fix any major damage. This includes things like holes in the walls, water damage, and structural issues. Potential buyers will be turned off by any major damage and will most likely overestimate the extent / cost of the needed repairs...so it's important to fix it before putting your home on the market.

2. Update the kitchen. The kitchen is one of the most important rooms in a home, so making sure it looks its best is crucial. Things like new countertops, appliances, and cabinets can go a long way in making your kitchen more appealing to buyers. However, make sure not to over-improve right before you go to list: oftentimes, new counters, a coat of paint on the cabinets, and some new pulls can transform a kitchen with much less cost than a remodel. Make sure to consult your Realtor® on what aesthetic choices are best in today's market.

3. Give the bathroom a makeover. Like the kitchen, the bathroom is another important room in the home. If your bathroom is outdated or in need of repair, consider doing some updates before putting your home on the market. Again, you don't have to go crazy...some new light fixtures, new faucets, and paint may do the trick. Did you know you can paint tile to give old / outdated tile a fresh look!?

4. Make the home more energy efficient. These days, potential buyers are looking for homes that are energy efficient. Making some simple changes like weather-stripping doors and windows or adding insulation can make your home more attractive to buyers.

5. Spruce up the landscaping. First impressions matter, so make sure your home's exterior is in tip-top shape before potential buyers come to take a look. This means power washing the exterior, trimming the lawn, adding fresh mulch, and planting some flowers. You want people to be excited to walk in to your home.

By focusing on home repairs that have the biggest impact, you can help ensure you get the best possible return on investment when selling your home. If you have questions about what you should do before you list, give me a call!
