First-Time Homebuyer Programs in Utah

If you're a first time homebuyer in Utah, there are several programs available to help you with your purchase. Often times, first-time homebuyers don't have the funds to put 20% down on a home...which is completely fine! There are conventional loans that require as little as 3%, 5%, or 10% down. There are also FHA loan options that allow a lower credit score and only require 3.5% down.

Here's an overview of some of the most popular first time homebuyer programs in Utah:


1. The Utah Housing Corporation offers a variety of programs to help first time homebuyers with down payments and closing costs. If cash is an issue, there are second loan down payment assistance programs for first-time homebuyers...there are also grants for veterans and law enforcement.


2. The Fannie Mae HomeReady program offers first time homebuyers a low 3% down option and allows for multiple forms of down payment assistance.


3. The Freddie Mac Home Possible program is a flexible loan program requiring only 3% down, where the down payment can come from a few different sources.


4. The USDA Rural Development program offers first time homebuyers up to 100% financing for purchase of a home in a rural area.


5. The VA Home Loan program offers first time homebuyers up to 100% financing for purchase of a home.


6. The American Dream Grant provided by the Salt Lake Board of Realtors can help with some of the costs of purchasing your first home. This grant is for first-time homebuyers, first responders, school district employees, single parents, veterans/military personnel, and more.
