Some of you might be thinking that that you missed your opportunity to cash in on the hot seller's market we've seen over the last two years...while we may not be seeing ultra-competitive multiple offer situations as frequently, there most likely is still an enormous amount of equity in your home for you to cash in on. And these sellers are doing just that:
The typical home seller was 60 years old, which is up from 56 last year! Age, my friends, is just a number. What are the most common reasons these sellers chose to list their homes? They wanted to be closer friends and family, they were retiring, or their current community has become less desirable.
So are these homeowners movin on up? 41% are moving into a larger home, while 32% bought a new home comparable to the size of their last home.
How did these sellers choose to sell their come? 86% worked with a realtor, while only 10% tried to sell "For Sale by Owner (FSBO)." The number of FSBO properties increased 3% from the previous year. Trying to list, market, and find the right buyer for a their home can prove to be a daunting task for some homeowners, but luckily for these sellers, 50% of them knew the buyer personally. Typically, FSBOs sell for less than properties listed by a real estate professional: this past year, FSBOs sold for a median price of $225,000 while Realtor® listed properties sold for a median price of $345,000.
So how did the 86% of sellers working with a Realtor® find the that professional? 63% found them through a recommendation by a friend, family member, or neighbor...which is why it makes sense that 80% of sellers only contacted one agent prior to listing their home.
